LOCATION
The southern coastline of Belize is still a rather sleepy, comfortable area rich in natural beauty and friendly people. With a growing number of small resorts and well-to-do American expats, the Placencia Peninsula offers the resident and visitor alike a wide range of recreational and social experiences. The second largest barrier reef in the world lies just 20 miles offshore with over 200 small islands (cayes) in the interim. Quiet waters offer the diver and fisherman a world- class environment to pursue their adventures. The 13 mile long peninsula, with its sandy beaches, many restaurants, and manatee filled lagoon is one of the most unique seaside areas in the world. A few native fishermen continue their tradition, assuring a supply of conch, lobster, and fish filets for the local population.

MAIN RESIDENCE
The owner’s residence is situated in a grove of palm trees on the beach. The Mediterranean-styled villa rises three stories, providing a "WOW" view of the sea and cayes to the east and the lagoon and jungle covered mountains beyond to the west from the roof top verandah thirty five feet above the terrain. This is the location to be at sunset time as there are frequently spectacular displays as the sun sets over the 3000 foot mountain peak to the west. This is one of six verandahs, creating a variety of outdoor experiences for the owner.

The third floor guest suite provides visitors with great privacy, both in their suite and on the two private open air verandahs on their level - one facing seaward and the other facing westward.

The second level has two covered verandahs; one faces the sea and the other overlooks the gardens and fruit orchard looking westward. This verandah is a favorite for both breakfasts and dinners at the outdoor eight place dining set.

The great-room is a large, architecturally interesting, gathering place for both entertaining and personal time. The eight place custom made mahogany dining set and buffet offers a wonderful setting for group dining. The custom designed kitchen area contains every modern upscale appliance, including a commercial icemaker, convection microwave, Amana side by side, and prep sink. The cabinets are crafted from tropical red cedar, and mahogany. The countertops are granite, framed in rosewood. The entertainment center contains every item of latest technology for listening and viewing pleasure. Speakers, with volume controls, are installed throughout the house.

The huge master suite is also on the second level. Beautiful mahogany, louvered wardrobes offer ample clothing storage. The custom designed and handcrafted bedroom set is spectacular and made of psalm wood. Twin vanities and a large tiled shower with two windows give the feeling of spaciousness and elegance.

The interior stairway is a work of art. The supporting member is the huge peeled and varnished trunk of a Chicle tree. Treads are Zericote wood and the hand rails are Psalm wood. It creates a dramatic transitionfrom the large entry foyer to the second level.

The ground floor is accessed from the drive-through, covered, Porte Cochere, through double wide, thick mahogany doors each hand carved with the life sized impression of a Maya King and Princess. The views seaward, from the foyer, through the 20 foot wide front sliding doors are breathtaking. This level also contains a covered verandah, a favorite place for "hammock time".

An enclosed, secure garage large enough to accommodate the boat mentioned above is located on this level. This "boat garage" includes the workbench and tool storage, in addition to a second freezer. A separate vehicle garage with an automatic overhead door for the Isuzu is accessed from the freshly graveled drive. This garage contains the GE laundry, with gas dryer and water heater, and the water treatment equipment.

The ground level also contains another guest suite. The total for the house is three bedrooms and three baths. The current owners are utilizing this suite as an office and have furnished it with custom designed office cabinetry and desks. Included in the sale is a new Xerox copier, fax machine and several telephones.

The structure is constructed of poured-in-place concrete post and beam construction. It is engineered to withstand hurricane-force winds. The interior and exterior walls are stucco, with native hardwood trim around interior windows and doors. Windows and sliding glass doors are all double paned, white vinyl, u/v coated and tinted. The house is air conditioned with three GE Split Units utilizing different units for zone control. There is a separate 9000 gallon cistern for a stand-by water supply at each house. Private Marina
Boating is hassle-free with the amenities provided by the private marina on the west end of the property. The boat is stored out of the water inside an 800 sq foot boat house which is enclosed for security. The boat house is equipped with ceiling fans, fresh water wash down capability and a full walk around cement sidewalk. Outside, the turning basin is lined with a concrete seawall topped with a 4 foot sidewalk. A concrete launching ramp permits easy on and off trailering.
